About This Position:
Onelin Capital Corporation (OCC) is a Seattle and Silicon Valley-based multi-asset investment management firm. Must Haves:
- Proven experience in a leadership role with managing diverse properties
- Proficiency in using property management software (preferably Yardi), Microsoft Office word processing, spreadsheet, and database management applications to complete and produce required reports and other employment documents
- Strong financial acumen and analytical skills
- Strong problem-solving skills
- Strong knowledge in affordable program such as MFTE/MHA
- Excellent communication and team management skills
- In-depth knowledge of real estate laws, regulations, and market trends
- Abilities to create and manage stakeholder relationships
- Experience in managing multi-site properties
Plusses:
- Proven experience with portfolios exceeding 500 units
- Professional certifications such as Certified Apartment Manager (CAM)
- Bachelor’s degree in business, finance or Equivalent Disciplines preferred
Responsibilities:
Portfolio Management & Performance
- Oversee comprehensive management of assigned property portfolio to maximize operational performance and profitability
- Develop and execute strategic property management plans tailored to each asset’s unique characteristics and market position
- Monitor and analyze portfolio performance metrics, implementing corrective action plans to achieve established financial and operational benchmarks
- Conduct regular property inspections and performance reviews to ensure compliance with company and ownership standards
Financial Management & Reporting
- Manage annual budgets and forecasting processes, ensuring financial targets are achieved or exceeded
- Analyze financial statements, variance reports, and market data to identify optimization opportunities
- Prepare comprehensive performance reports for ownership and executive leadership, including financial metrics, operational updates, and market insights
- Oversee capital improvement planning and expenditure management
Team Leadership & Development
- Lead and mentor property management teams across the regional portfolio
- Collaborate with Property Managers to establish performance goals and provide ongoing support and guidance
- Partner with Director of Management to drive asset and team performance improvements
- Champion implementation of operational initiatives and ensure consistent adoption of company protocols
Resident Relations & Retention
- Develop and oversee tenant satisfaction programs to maintain high retention rates and minimize vacancy
- Address escalated resident concerns and ensure timely resolution of issues
- Work with leasing teams to create effective marketing strategies and achieve optimal occupancy levels
- Implement programs designed to enhance resident experience and community value
Operations & Maintenance Oversight
- Ensure properties maintain high physical standards through systematic inspection programs and preventive maintenance planning
- Coordinate with maintenance teams to develop and implement asset preservation strategies
- Evaluate and recommend capital improvements to enhance property value and competitive positioning
- Monitor vendor performance and ensure cost-effective service delivery
Risk Management & Compliance
- Maintain current knowledge of federal, state, and local regulations affecting property management operations
- Ensure all properties operate in full compliance with applicable codes, laws, and safety regulations
- Identify potential operational and financial risks, implementing appropriate mitigation strategies
- Coordinate with insurance providers to maintain adequate coverage and manage claims processes
Market Analysis & Strategic Planning
- Conduct ongoing market research to identify trends, opportunities, and competitive positioning
- Analyze local market conditions to inform pricing strategies and property positioning
- Provide strategic recommendations for portfolio optimization and expansion opportunities
- Stay current with industry best practices and emerging technologies
Benefits:
- Base salary for this position is $80,000 – $100,000
- In addition to the base salary, this role may be eligible to participate in a quarterly or annual bonus program based on individual and company performance
