Hewitt now designing 81 U District units

Onelin Capital has changed architects for the smallest of its three planned apartment projects in the University District. Hewitt is designing one of two large projects nearby; now it’s also assumed that duty for the midrise proposal at 4709 Roosevelt Way N.E. (That’s the former Half Price Books property.)

The next design review will be on July 18. Numbers have increased: from 75 to 81 units, and a new mezzanine level has been added. Thus the six-story building would have seven levels.

Parking has been removed; in place of the former 11 structured stalls is now a sport court. Tenants would have around 78 bike stalls. (Having a parking entry across the Roosevelt bike lane would’ve been problematic.) No commercial space is included.

Total project size is estimated at 51,000 square feet. Units would range from studios to two-bedrooms. A roof deck is planned, along with possible rooftop solar panels.

Across the street, eventually to replace University Mazda, is the planned 593-unit OneX, with 21- and 22-story towers. Onelin acquired that property last year, in a deal that also included 4709 Roosevelt. And if it buys the nearby Shell station corner, OneU could be a 25-story, 420-unit tower.
